For conflicts: The lure of silver and gold brought about many fortune seekers; the towns had filthy living quarters and were rough places to live; often after the nearby mines dried out the population of a town would decline. Another example of a conflict includes farmers in the late 1880s having no choice but to give up their farms and head back east.  A glut of wheat on the world market caused prices to drop. Farmers tried to make it through tough times by mortgaging their land , if they failed to meet payments they had to abandon their farm or work as tenants for the new owner.

For progress: Former boat captain Cornelius Vanderbilt built the largest steamboat fleet in the USA. He also bought and merged the New York Central railroads and started building Grand Central Station; built largest home in the US in Asheville, NC. Another example of progress includes the government helping to finance railroads by giving land grants, which allowed companies like Union Pacific and Central Pacific to earn enough money to cover much of the cost of building the railroads.
